Project Scope: To complete a refurbishment of almost the full exterior of a cluster of retail units in Measham, Leicestershire. The existing shopfront was in desperate need of attention, along with the first floor windows to the front.
To the rear, two flat roofs were leaking and in need of replacing, along with two roof lanterns and several windows. Additionaly, a new gate was required, along with several on-site repairs to the existing porch.
Special Considerations: This project was subject to building regulations and fell within a conservation area, therefore most of the work had to be approved and overseen.
The works:
The front:
Undertaking extensive joinery repair work to the existing front, replacing pillaster and plinth detail, full sill replacement and repairs to the existing mullions.
The original stall riser had been partially tiled, many of which had fallen off and smashed over the years. We removed the remaining tiles and then re-tiled following the decoration works.
Several of the existing double glazed untis were cracked and damaged. These were replaced whilst works to the front were undertaken.
A new shutter was made and installed to the first floor windows, along with local repairs to the existing casements. Masonry to first floor and front gable were painted, along with the side of the property, via use of a cherry picker to avoid impacting access to a shared driveway.
The rear:
To the rear the defective roof lanterns and flat roofs were stripped and removed, allowing the the installation of a new warm deck roof with mineral felt finish, and fabrication and installation of new roof latern. The roof lanterns were formed in timber by our bespoke joinery team and incorperated new double glazed units.
Several of the existing windows to the rear of the property were replaced, once again in timber, fabricated by our joinery team to replicate the exisitng style. On other windows casements were removed and repaired or replaced.
Surrounding areas:
A new framed ledged and braced gate was fabricated and installed to neighbours property. General roof repairs were undertaken to the main roof whilst scaffold was in-situ. A full decoration followed.
Due to the compact nature of the site, liaising directly with the existing tenants at all times was vitally important.
